Booking terms and conditions

These terms apply to direct bookings made through this website, by email, phone or WhatsApp. Last updated: 31 October 2026. In case of discrepancy the Italian version prevails.

1. Parties and subject

Host: Eugenio Piraccini, private non-business holiday let (CIN IT037006C26YIFXJML). Subject: temporary use, for holiday purposes, of the furnished studio apartment on Via San Giorgio, Bologna, for the dates and number of guests stated in the confirmation.

2. Price

The total price includes the stay, final cleaning, bed linen and Wi-Fi. The city tourist tax and parking (€25 per day, on request) are not included. The minimum stay is 2 nights.

3. Payment

The total price is paid in full at the time of booking, by bank transfer or PayPal. The booking is confirmed once payment is received. If the guest cancels, the refund is made under section 4 to the same payment method.

4. Cancellation by the guest

• Up to 30 days before arrival: 100% refund.
• 29 to 14 days before: 50% refund.
• Less than 14 days before, or no-show: no refund.

Early departure does not give the right to a refund.

5. Check-in, check-out and documents

Check-in from 3:30 pm, also after 10 pm if you tell us your arrival time; check-out by 10:00 am. Each guest shows a valid ID document: guests' details are registered with the police as required by article 109 of the Italian Consolidated Public Security Act. Arrival instructions are sent after booking.

6. Rules

Maximum 4 guests; no pets; no smoking; no parties or events; building rules must be respected. The guest is liable for any damage caused during the stay.

7. Tourist tax

The tax is due to the City of Bologna at the rates in force and is collected by the host for payment to the City.

8. Governing law

Italian law applies, without prejudice to the mandatory rights granted to the guest by the law of their country of residence.
